Private seller report · September 7, 2026

Week 1 at 5117 S 1st.

Ed and Midge — you have been live four days. The house is being seen. Buyers are talking. It is too soon to treat early comments as a verdict. Here is exactly where we stand, and what we do next.

The first four days

Activity is real.

Coming Soon went live August 30. Photos hit. Homes.com tagged it Very Popular on the 31st and Hot Property on September 1. We opened for showings Thursday the 3rd. Zillow now says the listing is likely to sell faster than 86% of nearby homes. That is a platform tag, not a promise — but it matches the traffic we are seeing.

Where buyers found you

The launch spike did its job.

These numbers come from different portals. Do not add them together — the same shopper can appear on Zillow, MLS, and Homes.com. What matters is the shape: a strong first 48 hours, then a normal settle.

Sunday 8/31 was the photo day. Monday 9/1 was the Hot Property tag. The drop after that is typical, not a stall.

What people said in the house

Eight parties. Three honest notes.

We hosted one private showing the afternoon we went live, then two public open houses. Feedback is useful. It is not a vote. The first buyers through a new listing are rarely the ones who write the offer.

Thu Sep 3 · 6:00–6:45 PM

First showing · buyer + agent

Rated 3 / 5 · price felt high

Experience was “good.” They are not interested. They felt the house needed some upgrading and have decided to look in North Myrtle Beach instead.

Sat Sep 5 · 11 AM–3 PM

Open house · 4 parties

Location yes · size mixed

Buyers liked the location. Several mentioned 23 Cyclamen Court — they loved that house and missed it; it went pending cash at $594,900 in days. They hoped for larger bedrooms. One agent noted the mobile homes across the street as a possible hold-back. The house itself “isn’t bad at all,” with some updating. They liked that the ground level can work as guest space or a rental, the way you used it.

Sun Sep 6 · 11 AM–1 PM

Open house · 3 parties

One couple still looking

Positive turnout. The couple that lingered is still deciding whether they want to move here at all. They are checking different areas and did not leave much product feedback. That is a lifestyle decision, not a rejection of 5117.

What we heard, translated

Location is a plus — Morse Landing, MarshWalk access, no HOA. That is landing.

Finish level is the objection — 1996 vs 2014–2022 comps. We already planned for that in pricing.

Bedrooms feel smaller — typical vs newer builds. The third floor and ground suite are the answer, not a remodel.

The street mix is real — we cannot change the other side of the road. We sell the lot, the privacy of the backyard, and what is one minute away.

4131 Murrells Inlet Road is our own listing — under contract at $619,300 in about two weeks, on a smaller 2014 house. That is proof buyers will write in the $620s. Most other 4-bedroom closes in this band landed in the high $570s to $600s after 50–90 days.

The plan from here

Four days is data. It is not a decision.

Berkeley Court cut $100,000 and is still waiting at day 61. Pee Dee Lane has been chasing the market since 2024. Meanwhile our own Inlet Cove listing at 4131 went under contract at $619,300 in about two weeks — on a smaller house. Buyers will pay in the $620s when the house and the ask line up. We priced 5117 to be found. Now we find the right buyer who will pay our price.

This week

Follow the Sunday couple who are still choosing a town.

Call every agent who previewed. Ask for a second look.

Keep showing windows easy. Vacant is an advantage.

Hold $625,000. 4131 already proved the $620s in Inlet Cove.

If we hit 14–21 days with no offer

We sit down with fresh showing notes, not internet AVMs.

We look at whether Cyclamen-type buyers need a different number.

We do not match Berkeley’s $100,000 haircut. That path is already failing.

You will see the next update in writing before any price talk.

“The first people through the door told us what the market is comparing you to. The next people are the ones we are working for.”
