Coming Soon went live August 30. Photos hit. Homes.com tagged it Very Popular on the 31st and Hot Property on September 1. We opened for showings Thursday the 3rd. Zillow now says the listing is likely to sell faster than 86% of nearby homes. That is a platform tag, not a promise — but it matches the traffic we are seeing.

What people said in the house
We hosted one private showing the afternoon we went live, then two public open houses. Feedback is useful. It is not a vote. The first buyers through a new listing are rarely the ones who write the offer.

Experience was “good.” They are not interested. They felt the house needed some upgrading and have decided to look in North Myrtle Beach instead.

Buyers liked the location. Several mentioned 23 Cyclamen Court — they loved that house and missed it; it went pending cash at $594,900 in days. They hoped for larger bedrooms. One agent noted the mobile homes across the street as a possible hold-back. The house itself “isn’t bad at all,” with some updating. They liked that the ground level can work as guest space or a rental, the way you used it.

One couple still looking
Positive turnout. The couple that lingered is still deciding whether they want to move here at all. They are checking different areas and did not leave much product feedback. That is a lifestyle decision, not a rejection of 5117.
Location is a plus — Morse Landing, MarshWalk access, no HOA. That is landing.
Finish level is the objection — 1996 vs 2014–2022 comps. We already planned for that in pricing.
Bedrooms feel smaller — typical vs newer builds. The third floor and ground suite are the answer, not a remodel.
The street mix is real — we cannot change the other side of the road. We sell the lot, the privacy of the backyard, and what is one minute away.

This is one of ours. Smaller house, listed at $619,300. Buyers put it under contract in about two weeks. Same $620k band as 5117 — and they paid it for roughly 1,130 fewer heated square feet.

The plan from here
Berkeley Court cut $100,000 and is still waiting at day 61. Pee Dee Lane has been chasing the market since 2024. Meanwhile our own Inlet Cove listing at 4131 went under contract at $619,300 in about two weeks — on a smaller house. Buyers will pay in the $620s when the house and the ask line up. We priced 5117 to be found. Now we find the right buyer who will pay our price.
